Too many questions, too few answers?

As Poland is long and wide, new office buildings are climbing up in all cities. According to the consulting company JLL, around 1.5 million square meters of new offices are currently under construction throughout the country. Will all these areas quickly find their tenants? Where does this optimism of office developers come from?

Of course, the greatest developer activity can be observed in Warsaw, where 662 000 sq m is being built, followed by Krakow (284  000 sq m), Wrocław (170  000 sq m) and Łódź (106 000 sq m).  Fortunately, tenant activity also remains at a high level, which remains at the level of record demand from the first half of 2015. Despite this, in the face of huge supply vacancy rates are rising – for Warsaw, for example, this ratio is currently about 15.5 percent . and its further increase is expected. These indicators look slightly better on other regional markets, but it is difficult to look for similarly large, rapid supply growth in the history of our office market.

But oversupply of space is not the only problem on our market. Although new office buildings – especially on regional markets – are still selling like fresh rolls, turbulence in the global economy, such as the specter of the economic crisis in China or the possible triumph of Donald Trump in the presidential election in the US, may change this state. It is still unknown what long-term effects for our market will have Great Britain leaving the structures of the European Union, which caused panic in almost all sectors of the European economy. With regard to the Polish office market, experts point out two possible scenarios – a slowdown in demand for offices caused by the economic slowdown and the relocation of large financial companies from London City to Poland.

Which of these scenarios will prove to be true?
